What you need to know:

First, you need to be a Trustee for an existing Self-Managed Super Fund.

If you are, then applying is easy – it follows the typical loan application process, and you just need to be able to demonstrate that you can service the loan.

The loan works by opening an additional structure alongside your existing SMSF, with a new company and a trust. The loans are limited recourse – so that if the loan defaults, creditors can not access other assets of the SMSF.

Nope. In fact, you’re not allowed to secure the loan against any of your assets – both inside and outside of your SMSF. You just need to be able to provide a cash deposit from your SMSF balance of at least 20%.

You are allowed to borrow from $50,000 upwards, to a certain LVR limit. The limit is typically no more than 80% of the purchase price.

Interest rates vary depending on the loan size and the LVR. You can expect interest rates from as low as 4.79%.

The benefits are tremendous and the ability to leverage your SMSF with the aim of long term growth of your superannuation assets is phenomenal. Like acquiring any asset the normal investment process should be undertaken.

We recommend that all of our clients consult with their financial planner before buying property – or any asset – through their SMSF. If you don’t have one, we’d be happy to refer you to someone in our network.
